HarbourVest Partners Expands to Manhattan with Lease at 9 West 57th Street
Soloviev Group has secured a major tenant for its iconic Midtown tower, 9 West 57th Street. Global private markets investment firm HarbourVest Partners has signed a 10-year lease for 19,752 square feet, marking the company’s first physical office location in New York City.
The Boston-based firm will occupy a portion of the 49th floor in the building, also known as the Solow Building. While the specific financial terms of the deal were not disclosed, recent reports indicate the property commands a record asking rent of $327.50 per square foot. This figure stands in sharp contrast to the average asking rent for Midtown office space, which sat at $98.98 per square foot in the first half of 2026, according to Colliers research.
Real estate services giant CBRE Group, Inc. represented the building owner, with a team including Howard Fiddle, John Maher, Gregg Rothkin, Tara Rhodes, and Alex Leopold. HarbourVest was represented by Jones Lang LaSalle Incorporated (JLL) brokers Alexander Chudnoff and Ava Loughlin.
Completed in 1974, the 49-story office tower remains a preferred destination for high-profile financial and energy firms. The property currently counts Hess Group and Tikehau Capital among its tenants. Alexander Chudnoff of JLL noted that the selection of the site reflects a strategy to utilize premium office space as a tool for attracting and retaining top talent in the competitive financial sector.
CBRE Group shares are currently trading at $140.96, while Jones Lang LaSalle is at $330.67.
