Zillow’s Agent Ranking Algorithm Faces Renewed Scrutiny Amid Legal Challenges

As legal pressure mounts against Zillow Group, the company’s lead generation practices are under a microscope. The industry has long focused on the “Contact Agent” routing system, which directs buyers to advertising agents rather than the listing agent. This practice is currently the subject of a class-action lawsuit filed in Seattle by Alucard Taylor, represented by Hagens Berman. The complaint, initially filed in September 2025, alleges that Zillow misleads consumers regarding who they are contacting and obscures referral fees paid by Flex agents. The case has since intensified, with an amended complaint in November adding RICO claims.

While the litigation plays out, attention is shifting toward a separate, less scrutinized element of the platform: the agent directory. Market observers argue that the “Find an Agent” tool influences consumer behavior more significantly than the contact buttons, yet its methodology operates largely without transparency. Users searching for a professional in a specific neighborhood are presented with a ranked list of agents, complete with star ratings and sales figures. The interface implies an objective hierarchy, leading consumers to presume that the top-ranked agents are the market’s strongest performers.

However, the reality of how these rankings are calculated is complex. According to Zillow’s published methodology, the directory does not operate strictly as a paid auction. Both paying and non-paying agents appear in results, with rankings determined by a mix of star ratings, review volume, and self-reported sales data linked to MLS IDs.

Analysis suggests, though, that these signals act more as a proxy for platform engagement than for verified market success. Factors such as review counts reward agents who actively solicit feedback specifically on Zillow, while profile completeness favors those who treat the platform as a primary marketing channel. Since the company does not disclose the full weighting of its algorithm, the rankings tend to correlate strongly with an agent’s investment in the ecosystem—often through Premier Agent subscriptions—rather than independent production metrics. Consequently, top-producing agents who rely on referral networks rather than Zillow optimization may find themselves lower in the search results.

The scrutiny comes as Zillow navigates a turbulent market. Shares of the digital real estate giant were trading at $33.06 in the current session, a decline of 3.08% from the previous close. Meanwhile, rival Compass, Inc., which operates an end-to-end technology platform for residential real estate, saw its stock edge up 0.98% to $11.86.
