CookUnity Secures NoMad Retail Space for Debut NYC Flagship

CookUnity is expanding its physical footprint in New York City by leasing a ground-floor space at 1227 Broadway, the Virgin Hotel New York City. The subscription-based meal service has agreed to take 4,721 square feet within the Lam Group-owned property located in the NoMad neighborhood.

This transaction marks the company’s first flagship storefront in the city. While the specific lease terms and rent were not disclosed, the site is expected to open during the first half of 2027. The location is slated to offer a mix of dining and retail amenities, alongside areas designed for community events.

Virgin Hotel New York City, a 38-story tower situated between West 29th and West 30th streets, opened in 2023. The property features more than 400 guest rooms, a rooftop pool, and the restaurant Everdene, which spans the entire third floor. The addition of CookUnity represents a new retail component for the recently developed hotel.

Commercial real estate data provides context for the area’s pricing. During the second quarter of 2026, the average asking rent for retail space in the nearby Herald Square vicinity was $394 per square foot, according to CBRE. The real estate services firm reports that this metric helps gauge the value of retail assets in the Midtown market.

On the deal, landlord representatives Newmark were involved, with Adam Weinblatt and Harley Bonn handling the assignment. CookUnity was represented by Alexandra Yanoff and Christine Nebiar from Brand Urban.
