SL Green Secures 34K SF in Leasing at 711 Third Avenue

SL Green Realty has expanded occupancy at its Midtown East office property, 711 Third Avenue, through two separate transactions totaling 34,564 square feet. The leases include a significant new commitment from a title insurance provider and a renewal from a real estate capital advisory firm.

The largest agreement involves Fidelity National Title Insurance, which has signed a 10-year lease for 19,966 square feet on a portion of the seventh floor. The tenant is currently located at 485 Lexington Avenue, a short walk from the new building, though it has not been specified if this transaction represents a relocation or an expansion.

Additionally, SL Green finalized an 8.5-year renewal with Ackman Ziff Real Estate Group for 14,598 square feet on the 11th floor. Ackman Ziff originally moved its headquarters to the building in 2015 with a 19,025-square-foot lease, indicating a reduction in footprint for this latest agreement. The firm represented itself in the transaction.

Brokerage services for the deal were provided by CBRE, represented by Joseph Fabrizi and Arkady Smolyansky. CBRE Group, Inc. operates globally across advisory services, building operations, and real estate investments. While specific rental rates for the leases were not disclosed, Colliers data reports the average asking rent for office space in Midtown was $84.99 per square foot in the second quarter of 2026.

Located between East 44th and East 45th Streets, the 20-story building was constructed in 1955 and is situated one block east of Grand Central Terminal. Other notable tenants at the asset include Matthews, Goldberg Segalla, and Ellington Management.
