For the second quarter of 2026, the company reported that it delivered 2,506 homes, a figure that exceeded internal guidance. The homebuilder achieved a 20% adjusted homebuilding gross margin, an increase of 30 basis points compared to the first quarter. Additionally, orders rose 3% year-over-year and 10% sequentially, driven partly by a record number of selling communities, which reached 330.
Management attributed the performance to incremental gains across the entire operating system rather than a specific transformative initiative. Construction costs have decreased, cycle times have improved, and speculative inventory remains tightly managed. The company also noted that expanding mortgage products is aiding affordability for buyers. These combined factors helped drive book value per share to a company record of $90.24.
PulteGroup, Inc. is among competitors pivoting toward build-to-order models, but Century Communities’ leadership focused on stability. Executive Chair Dale Francescon and CEO Rob Francescon highlighted that the results reflect disciplined expense control and incentive management despite macroeconomic headwinds.
