Despite ongoing debates regarding industry consolidation and the use of private listings, Compass, Inc. subsidiary ERA Real Estate is choosing to filter out the noise to focus on consumer sentiment. ERA President Alex Vidal recently stated that rather than getting caught up in unavoidable industry shifts, his priority is understanding the issues capturing the public’s attention.
Vidal noted a disconnect between industry narratives and consumer perceptions, particularly regarding recent changes to buyer representation agreements. While industry professionals may view these agreements as positive, Vidal pointed out that consumers are frequently exposed to negative anecdotes on social media describing “nightmare” scenarios. By monitoring these consumer perspectives, Vidal aims to better prepare ERA agents and brokers to address client concerns and questions arising from what the public is reading and hearing.
The executive also weighed in on the ongoing controversy surrounding private listings. Vidal suggested the debate often lacks a perspective grounded in the actual experience of buyers and sellers. Drawing from personal experience, he described situations where listing a property on the MLS was not feasible due to scheduling complexities and family obligations. In those instances, opting for a private listing resulted in a successful sale at full price.
Vidal emphasized that his view is not about data control, but rather about accommodating the specific needs of sellers for whom the traditional immediate market strategy does not work. He believes the discussion needs to account for the segment of sellers who do not fit the standard profile of wanting maximum exposure in the shortest time.
While acknowledging that alternative strategies serve a purpose, Vidal noted that for Compass, Inc., the vast majority of properties still follow traditional paths. Zillow Group, Inc. has been a vocal party in the industry discussion regarding listing policies.
Currently, Compass shares are trading at $11.26, while Zillow Group is priced at $31.36.
