SL Green Realty has secured a major tenant for its flagship property, bringing the iconic tower to 100 percent occupancy. Legora, a Sweden-based company specializing in artificial intelligence workspaces for the legal sector, signed a 10-year lease for 98,420 square feet. The agreement encompasses the entirety of the 11th floor at 11 Madison Avenue.
This transaction marks a significant expansion for Legora in New York City. The firm previously established a headquarters spanning 27,238 square feet at 838 Broadway last year. The move to a larger footprint reflects a broader trend of growing demand from technology and AI firms within the Midtown South submarket.
The leasing team for SL Green included Brian Waterman, Brent Ozarowski, and Erik Harris from Newmark. Legora was represented in the transaction by Justin Haber and Kyle Riker at Jones Lang LaSalle Incorporated. For SL Green, Manhattan’s largest office landlord, this lease contributes to a year-to-date total of approximately 1.5 million square feet of office leasing in 2026. The company maintains an active pipeline of over 900,000 square feet across its Manhattan portfolio. The building currently hosts a roster of prominent tenants, including Sony, UBS, Jim Beam Brands, WME, and Pinterest.
