BXP Locks in $1.2 Billion Financing for Midtown Manhattan Office Development

BXP has secured a substantial $1.2 billion construction loan to fund the development of a 930,000-square-foot office tower located at 343 Madison Avenue. The financing was announced during the real estate investment trust’s second-quarter earnings call.

The capital was provided by a syndicate of major financial institutions, including Wells Fargo, Bank of America Securities, Bank of New York Mellon, and J.P. Morgan Chase. According to BXP, the loan carries a four-year initial term with an option for a one-year extension.

Slated for completion in 2029, the $2 billion project will rise 46 stories and feature a mix of office space, dining areas, terraces, and various amenities. The tower is positioned just west of Grand Central Terminal. Currently, the property is 50 percent pre-leased. Major tenants include C.V. Starr, which signed a 275,000-square-foot anchor deal and later expanded by two floors, and McDermott Will & Schulte, which occupies approximately 150,000 square feet.

During the earnings call, BXP management revealed that negotiations are underway with two additional prospective tenants. If successful, these leases would bring the building’s occupancy to nearly 70 percent before delivery. CEO Owen Thomas indicated the company plans to lease the remaining space closer to the tower’s opening to capitalize on current market conditions.

Executive Vice President Hilary Spann noted that the company is observing “market-leading rents” at its highest-quality assets, including 343 Madison. She reported that inbound interest is driving rents consistently 10 to 15 percent higher than last year, with increases of 20 percent observed in more affordable building tiers.

On the market today, BXP shares are trading at $73.97, up 5.73% from the previous close. The company has a market capitalization of approximately $12.34 billion.
