Izo Capital Backs $25.6M Finish Line for Wyoming Multifamily Project
CBRE Group, Inc. has facilitated a $25.6 million senior construction loan for Sundance Properties to complete the first phase of a residential development in Alpine, Wyoming. The financing was provided by Izo Capital, a Greenwich, Conn.-based lender established in 2025. The capital will be deployed over a 24-month term to finalize three buildings containing 48 apartments at the Flats at Alpine Junction, supplementing 16 units that are already finished and leased.
Located 35 miles from Jackson Hole, the project aims to address a significant supply shortage in the region. Izo Capital co-founder and CIO Peter Porraro highlighted the high barriers to entry in the market, noting the difficulty of securing infrastructure and labor. The development’s viability is supported by demand from workers employed in Jackson, where the median home price is approximately $3 million and townhomes start around $1 million, creating a need for attainable rental options.
Local demand drivers include a recently opened medical center and a public charter school slated for the 2026-2027 academic year. Additionally, the property offers transit connectivity via the START Bus system, linking Alpine to Jackson. The first phase of the Flats at Alpine Junction is scheduled for completion next spring, with the overall master plan ultimately encompassing 160 units.
Peter J. Gineris of CBRE, who negotiated the transaction, emphasized Izo Capital’s flexibility in navigating an accelerated approval process to close the deal. Izo Capital, founded by Porraro and David Israel, is currently on track to close approximately $150 million in loans during 2026, with a primary focus on multifamily assets in supply-constrained markets.
