Reflecting on a career spanning more than 40 years in the New York City commercial real estate market, a prominent industry figure recently detailed how a series of high-stakes decisions shaped a dominant investment property brokerage. In a retrospective commentary, the executive explained that rather than relying on a specific proprietary strategy, the firm’s trajectory was defined by pivotal choices made at critical junctures.

The narrative traces back to the founder’s time at the Wharton School, where an initial interest in investment banking shifted following a summer role at Coldwell Banker. Drawn to the entrepreneurial nature of commercial real estate compared to the analytical focus of banking, the author joined the sector full-time in 1984. This early set the stage for a career built on relationship-based transactions.

In the late 1980s, seeking greater autonomy, the founder and partner Paul Massey attempted to secure financing for their own venture. After being rejected by Chemical Bank, the pair spent two years accumulating capital, eventually launching Massey Knakal in November 1988 with $400,000 in savings. This bootstrapped approach laid the foundation for a firm that would eventually lead the city in investment property sales volume.

Growth strategies in the subsequent years focused on specialization rather than diversification. By 1999, with Manhattan territories fully covered, the leadership chose to expand geographically into Queens and Brooklyn while maintaining a strict focus on building sales. This approach underscored a philosophy that scaling often comes from refining core competencies rather than expanding service lines.

The most significant gamble occurred following the terrorist attacks of September 11, 2001. Contrary to industry trends that saw staff reductions and defensive positioning in anticipation of a downturn, the firm aggressively expanded. Believing in the city’s resilience, the company grew its headcount from 21 to approximately 150 employees within two years. This contrarian bet on the market’s recovery ultimately positioned the firm for subsequent success.

Today, the commercial real estate services sector remains a vital component of the broader economy, populated by major publicly traded entities such as CBRE Group, Inc. and Jones Lang LaSalle Incorporated. These companies continue to operate across global markets, offering advisory and investment management services.
