Suno Leases First NYC Office in West Chelsea Building

Generative AI music platform Suno has expanded its physical footprint by securing its first office in New York City. The company leased 12,048 square feet on the fifth floor of 515 West 20th Street, a seven-story property located in West Chelsea just west of the High Line.

The transaction highlights a specific trend in the neighborhood, as the building is attracting multiple artificial intelligence firms. Michael Segerman of Current Real Estate Advisors represented the landlord, Eagle Point Properties. JLL represented Suno in the deal. JLL operates as a commercial real estate and investment management company, currently holding a market capitalization of approximately $16.6 billion.

Financial terms regarding the lease rate and duration were not disclosed. However, previous reports indicate that asking rents at 515 West 20th Street are in the high $30s per square foot. The building recently welcomed other new tenants, including Isara Laboratories, which took 6,009 square feet in June, and the Fred Astaire Dance Studio, which signed for 3,258 square feet in May.

Segerman noted that Suno’s leadership has ties to the area and praised the West Chelsea location. He added that the submarket is experiencing an influx of AI tenants, citing another recent lease for 6,000 square feet to a different AI company within the same building.

The expansion comes shortly after Suno faced legal challenges in Europe. A German court recently ruled that the company violated copyright laws by processing songs owned by artists represented by the German licensing agency GEMA. The court determined damages are yet to be decided.
