Zillow and Realtracs Secure Data Licensing Deal with AI Protections

Zillow Group, Inc. has finalized a renewed data licensing agreement with Realtracs, the multiple listing service (MLS) serving the Nashville region and surrounding markets. The deal ensures that residential listings across Tennessee, Kentucky, Alabama, Georgia, North Carolina, and South Carolina will continue to be displayed on Zillow’s platform. The agreement introduces updated guidelines intended to modernize how broker-created data is managed, specifically regarding the use of emerging technologies such as artificial intelligence.

The contract defines new standards for data usage while maintaining Zillow’s Listing Access Standards in the region. Both companies emphasized a shared goal of ensuring that publicly marketed homes remain visible to the widest possible audience. The agreement preserves the default stance of maximizing market exposure, though it acknowledges that some sellers may still prioritize privacy.

As part of the arrangement, real estate professionals in the Realtracs coverage area will retain access to Zillow-owned tools, including Follow Up Boss, dotloop, and ShowingTime. These platforms remain operational for agents and brokers following the finalization of the license.

Stuart White, President and CEO of Realtracs, stated that the updated license establishes clearly defined use rights and responsible standards. He noted that the agreement strengthens protections for broker-created data while ensuring sellers can reach the broad audience they expect during the marketing process.

The conclusion of these negotiations follows a period of uncertainty that began in late May. Realtracs had initially notified brokers that it would suspend Zillow’s listing data feed on June 1 if the portal did not comply with updated IDX display policies. The MLS subsequently extended deadlines to allow for continued discussions, avoiding a disruption in listing distribution while the terms were finalized.
