Chicago-based brokerage Baird & Warner has entered an exclusive agreement with Zillow Group, Inc. to provide its agents with discounted access to the portal’s premium listing tools. Under the new partnership, Baird & Warner agents can utilize Zillow Showcase at a 40% reduction from standard rates, ensuring their listings receive prioritized placement and enhanced media features.
Zillow Showcase is designed to increase engagement by offering interactive floor plans, 3D tours, and exclusive email alerts to potential buyers. The agreement guarantees that Baird & Warner listings will be included in the program, bypassing the general market cap that typically limits Showcase inventory to 10% of active listings in a specific area.
The brokerage’s agents will gain access to advanced tools such as AI-powered photo organization to highlight home layouts, guided room-by-room tours, and a staging visualization feature that allows consumers to explore various furnishing styles. Additionally, Zillow Showcase listings are the only properties on the platform permitted to include video content.
Dean Rouso, senior vice president of strategic initiatives at Baird & Warner, emphasized that the program is structured to keep potential buyers on listings longer through immersive experiences. To facilitate this, the brokerage has established an internal support team to manage coordination with the platform, allowing agents to focus on client interaction while the firm handles technical details.
The financial terms for agents are structured on a pay-per-listing basis without requiring a monthly contract. This move comes as Zillow continues to integrate advertising and premium services into its business model, operating across its Residential, Mortgages, and Rentals segments.
