Senator Warren Seeks Details on Compass and MRED Private Listing Partnership

Sen. Elizabeth Warren (D-Mass.), ranking member of the Senate Committee on Banking, Housing, and Urban Affairs, has formally requested information from leadership at Compass, Inc. and Midwest Real Estate Data (MRED) regarding their recent agreement. The inquiry focuses on the expansion of MRED’s private listing network and its potential implications for market competition and housing affordability.

In a letter addressed to Compass CEO Robert Reffkin and MRED CEO Rebecca Jensen, Sen. Warren expressed concern that the collaboration could establish a “two-tiered housing market.” She argues that restricting inventory access to insiders may harm consumers by driving up costs and exacerbating existing inequalities. The Senator suggested that limiting data visibility could obscure key metrics used for price negotiations, such as days on market and price change history.

Furthermore, the letter posits that incomplete data could negatively impact the broader mortgage market. Appraisals and other aspects of the home purchase process rely heavily on accurate historical data, which the private network might potentially conceal. The scrutiny is intensified by the scale of the entities involved; Compass is noted as the nation’s largest brokerage, while MRED ranks among the largest Multiple Listing Services.

The correspondence highlights that Compass has pursued similar agreements with other major MLS organizations, including Bright MLS, Realtracs, and MLS/CLAW. Sen. Warren contends that these moves, combined with efforts to influence MLS policies, may allow the brokerage to expand its control over listings at a time when housing stock is already constrained.

Currently, Compass, Inc. trades with a market capitalization of approximately $8.51 billion. The company’s shares were recently down 0.12% from the previous close.
