Atrium Platform Unveils Debt Tracking for $1.3T Data Center Boom

A San Diego-based analytics firm has introduced a new platform designed to bring transparency to the complex financing structures powering the U.S. data center expansion. Equinix, Inc. and other major operators are part of a sector encompassing nearly 4,300 facilities nationwide, a market now supported by approximately $1.3 trillion in identifiable debt.

Atrium, founded in 2024, launched “Who Finances America’s Data Centers” to aggregate fragmented capital sources into a single interface. Unlike traditional commercial real estate assets, data center developments frequently rely on intricate layers of capital, including county-level loans, syndicated debt, commercial mortgage-backed securities (CMBS), and credit issued by regional utility companies. Atrium’s tool consolidates data from local property records, SEC credit agreements, and private loan syndications to track this capital flow.

The platform currently analyzes 3,038 operational data center deals and an additional 1,258 projects in various stages of development. Atrium founder Ryan Alfred noted that the firm utilized a “fresh eyes” approach to solve the industry issue of siloed information, combining securitized loans, county filings, and corporate debt issuances into one system.

Looking ahead, Atrium plans to expand its capabilities beyond the digital infrastructure sector. The company is developing a broader commercial real estate analytics tool intended to be asset-class agnostic. This future platform aims to monitor credit and debt deals across the wider market, covering banks, REITs, insurers, and private credit firms.

Alternative asset managers like Blackstone Inc., currently trading with a market capitalization exceeding $168 billion, remain active participants in the real estate debt and equity space. As the data center market continues to mature, tools that offer visibility into the capital stacks behind these projects are becoming increasingly relevant for market participants.

What to watch

  • Updates to the Atrium platform regarding new securitizations and county-level recordings.
  • The launch of Atrium’s general-purpose real estate credit tool for other asset classes.
  • Future earnings reports from major data center REITs for guidance on development spending.
