SecurityScorecard Extends Midtown Stay at 1140 Avenue of the Americas
Cybersecurity firm SecurityScorecard has solidified its footprint in Midtown Manhattan by signing a five-year lease renewal. The company will remain in its 8,475-square-foot space at 1140 Avenue of the Americas, a property owned by American Strategic Investment Company. The tenant has occupied the space since 2023.
Valentin Stobetsky of JLL represented SecurityScorecard in the transaction. JLL’s shares were trading up 1.16% today, reflecting broader activity in the real estate services sector. On the landlord side, a team from Cushman & Wakefield, including Josh Kuriloff, Matthias Li, Heather Thomas, Pierce Hance, and Nicole Estevez, managed the deal.
While specific financial terms of the lease were not disclosed, the transaction takes place in a market where office costs remain elevated. According to a report by CBRE, the average office asking rent in Midtown was $86.18 per square foot in the second quarter of 2026. CBRE Group, Inc. provides commercial real estate services and saw its stock increase by 1.08% today.
The location offers amenities that were central to the tenant’s decision. Brokers highlighted the building’s full-floor office layout and a large private outdoor terrace as key features for the cybersecurity firm. The property boasts transit access and modern facilities designed to support collaboration.
For American Strategic Investment Company, also known as New York City REIT, this renewal adds stability to the asset’s tenant roster. Earlier this year, the landlord leased 25,500 square feet in the same tower to Epic Insurance. SecurityScorecard CEO Aleksandr Yampolskiy noted that the renewal reflects the company’s momentum and commitment to the city.
