FTC Resolves Antitrust Concerns Regarding Zillow and Redfin Rental Alliance

The Federal Trade Commission (FTC) has reached a settlement with Zillow Group, Inc. and Redfin regarding their collaborative rental listing agreement. The resolution addresses the regulator’s concerns that the partnership between the two real estate technology giants could potentially stifle competition in the digital rental marketplace.

The core of the dispute centered on a mutual agreement where the companies agreed not to solicit each other’s business customers. The FTC argued that this non-solicitation pact amounted to an illegal allocation of the market, preventing landlords and property managers from benefiting from competitive pricing and services. By agreeing to divide the market rather than compete for clients, the firms risked limiting choices for consumers and industry professionals alike.

As part of the settlement, both companies have agreed to terminate the specific provisions that the FTC found problematic. This requires restructuring their business relationship to ensure they can actively compete for rental listing contracts moving forward. The agreement mandates that the companies operate independently in soliciting and serving property management clients, effectively restoring competitive dynamics to the sector.

The development arrives during a period of active trading for Zillow. Shares of the internet content and information company are currently trading at $37.05, reflecting an increase of 4.31% over the previous close. The firm, which operates through segments including Residential, Mortgages, and Rentals, maintains a market capitalization of approximately $7.58 billion.

What to watch

  • Future earnings calls and regulatory filings for details on how the termination of the partnership impacts the Rentals segment revenue.
  • Official statements from Redfin regarding the operational changes required to comply with the FTC order.
  • Any subsequent litigation or enforcement actions if compliance is not met according to the settlement terms.
