Zillow and Redfin Settle FTC Litigation Regarding Rental Listings Agreement

Zillow Group, Inc. and rival brokerage Redfin have reached a resolution to legal challenges initiated by the Federal Trade Commission (FTC). The regulatory body had previously filed a lawsuit alleging that a data-sharing agreement between the two real estate technology giants stifled competition in the rental housing market.

According to the FTC’s original complaint, the arrangement involved the companies displaying each other’s listings on their respective platforms. The agency argued that this deal suppressed competition by disincentivizing the firms from competing to acquire new rental listings, ultimately reducing the quality of service for landlords and renters. By resolving the litigation, the companies move past a significant regulatory hurdle that threatened to disrupt their partnership in the rentals sector.

Zillow’s business operations are segmented into four main categories: Residential, Mortgages, Rentals, and Other. While the residential and mortgage segments often drive significant attention, the Rentals business remains a critical component of the company’s digital ecosystem. Following the news of the settlement, market participants have adjusted their positions on the stock.

On Wednesday, Zillow Group, Inc. saw its shares rise 4.31%, closing at $37.05. This represents a significant gain compared to the previous close of $35.52. The company currently holds a market capitalization of approximately $7.58 billion and operates within the Communication Services sector, specifically in the Internet Content & Information industry.

What to watch

  • Future regulatory filings detailing the specific terms of the settlement.
  • Updates on how the resolution impacts the operational strategy of Zillow’s Rentals segment.
  • Upcoming earnings reports to gauge financial performance across all business segments.
