MAC Cosmetics Secures New SoHo Flagship Lease at 579 Broadway
MAC Cosmetics is planning a short move within Manhattan’s SoHo district, signing a lease for a new flagship location at 579 Broadway. The global beauty brand will occupy roughly 5,325 square feet in the building situated between Prince and East Houston streets. The transaction allows MAC to maintain a presence in the high-traffic corridor, relocating just two blocks from its existing spot at 506 Broadway, where it currently operates alongside Bloomingdale’s.
The new layout will utilize approximately 3,825 square feet on the ground floor alongside 1,500 square feet on the lower level. The property is owned by Lord Shivas Properties. Newmark representatives Ariel Schuster, Michael Paster, and Logan Ryan acted on behalf of the landlord, while Mike O’Neill, Jason Greenstone, and Taylor Reynolds of Cushman & Wakefield represented MAC Cosmetics.
Retail leasing activity in prime Manhattan corridors continues to reflect high valuations. According to a recent report from CBRE Group, Inc., average retail rents in the vicinity of SoHo’s Prince Street reached $1,408 per square foot during the second quarter of 2026. The specific lease terms and rental rate for the MAC deal were not disclosed.
The transition schedule involves the current tenant, British fashion retailer AllSaints, remaining in the space through the end of the year. MAC is expected to take possession of the storefront in January. Newmark noted that the location is surrounded by other established retailers, including jewelry brand Pandora and Free People Movement.
