Zillow and Redfin Settle FTC Lawsuit Prior to Scheduled Trial

Zillow Group, Inc. and rival brokerage Redfin Corporation have reached a resolution with the Federal Trade Commission (FTC) just days before their case was set to go to trial. The lawsuit, which alleged the companies engaged in anticompetitive practices through “virtual for-sale” home listings, has been settled, removing the immediate threat of a courtroom battle over the alleged violations.

The legal dispute centered on accusations that the property giants used display rules on their platforms to punish agents who did not purchase their specific technology bundles. The FTC contended that by hiding certain listings from consumers unless agents subscribed to upgraded software packages, the firms restrained competition in the market.

News of the settlement comes during a volatile trading session for Zillow. Shares of the digital real estate giant were last trading at $37.05, reflecting a significant upward move of 4.31% for the day. The stock opened higher than its previous close of $35.52, giving the company a market capitalization of approximately $8.33 billion. While the resolution removes legal overhang, the sector remains under pressure from shifting housing demand and affordability challenges.

Zillow operates primarily through its Internet Content & Information segment, connecting consumers with agents and loan officers via its digital marketplace. The settlement allows the company to focus on its core residential, rentals, and mortgage businesses without the distraction of prolonged litigation.
