Republic Clothing Secures 81K SF Long-Term Lease at 1411 Broadway

CBRE Group, Inc. has facilitated a significant leasing deal at 1411 Broadway, an iconic Midtown Manhattan office tower. International apparel manufacturer Republic Clothing has signed a 15-year direct lease covering 81,000 square feet. The company previously held a sublease in the building but has now transitioned to a full tenancy agreement with the property’s owners, La Caisse and the Swig Company.

The arrangement is part of a larger wave of activity at the 40-story tower. In total, three recent office leases have brought 182,044 square feet of space back online at the recently renovated property. Republic Clothing will occupy the full footprint of the fifth and 34th floors, along with a section of the sixth floor. Scott Weiss of Savills represented the tenant in the negotiations, while ownership was represented by a team from CBRE and Hines, the property’s manager.

This lease joins two other major transactions finalized over the summer at the property located between West 39th and West 40th streets. Zeta Global, an artificial intelligence-powered marketing firm, leased 50,522 square feet across the 38th and 39th floors. The 10-year agreement effectively doubles the company’s current footprint at 3 Park Avenue, with relocation expected in summer 2027. Additionally, Amorepacific, the South Korean beauty conglomerate, secured 50,522 square feet for a decade, moving its headquarters from 1407 Broadway.

Specific rental rates for the new arrivals at 1411 Broadway were not disclosed. However, market data indicates the average asking rent for Midtown office space stood at $84.88 per square foot in July.
