GreenBarn Investment Group Navigates Complex Real Estate Deals With $3.5B Portfolio
Real estate investment firm Rithm Capital Corp. has partnered with GreenBarn Investment Group, a boutique firm founded by industry veterans David Welsh and David Schonbraun. Since its establishment in 2023, GreenBarn has accumulated approximately $3.5 billion in investments by targeting complicated transactions across various sectors of the capital stack.
The firm’s leadership brings decades of high-level experience. Welsh previously co-founded Normandy Real Estate Partners before selling the firm to Columbia Property Trust in 2019. Schonbraun, a former chief investment officer at SL Green Realty, later joined The Carlyle Group as its U.S. head of real estate credit. The two launched GreenBarn after Welsh rebranded his previous venture, Senlac Ridge.
GreenBarn distinguishes itself by pursuing “hairy” deals that other investors might avoid. The firm’s portfolio includes the restructuring of $1.84 billion in debt for a Columbia Property Trust office portfolio, a $77 million mezzanine loan for a Grubb Properties development, and a $112 million retail loan for Kushner Companies’ Monmouth Mall. Additionally, the firm has handled asset management duties at 20 Times Square and the recapitalization of 817 Broadway.
Schonbraun emphasized that their competitive advantage lies in their comfort with operational complexity and restructuring. He noted that the firm aims to be fluid in its position within the capital structure, moving between debt and equity to find the best risk-adjusted returns. This approach is supported by their partner, Rithm Capital Corp., which currently has a market capitalization of approximately $5.69 billion and is trading down roughly 0.9% on the day.
Market observers like Michael Magner of Natixis have praised GreenBarn’s versatility, noting that the partners possess the breadth of experience required to tackle virtually any real estate challenge. By integrating asset management with investment acumen, GreenBarn aims to capitalize on dislocation in the commercial real estate market.
