A settlement between Compass, Inc. and the Northwest Multiple Listing Service (NWMLS) will introduce changes to how listings are disclosed in the Pacific Northwest, with the agreement rolling out in phases beginning Sept. 4. At the center of the deal is a new “First Look” listing status, which alters how properties can be previewed before they formally hit the market.
While the dispute drew attention for its focus on “Coming Soon” listings — a category Compass has championed as a way to market homes before active status — the settlement’s scope extends further, touching on broader questions of data access and listing rules across the NWMLS system.
Compass, which operates an end-to-end technology platform for residential real estate agents, has pushed nationally for greater flexibility around pre-marketing listings, arguing sellers benefit from generating buyer interest before a full market debut. The new First Look status codifies a version of that approach within NWMLS, one of the largest regional MLS organizations in the country.
The staged implementation, beginning in early September, gives brokerages and agents time to adjust workflows and comply with the revised rules. For sellers in Washington state, the changes could expand options for how a home is marketed ahead of its active listing date.
Investors reacted modestly to the news. Shares of Compass, Inc. (COMP) traded at $10.59 in recent action, up 0.57% from the prior close of $10.53, valuing the Real Estate Services company at roughly $8.1 billion.
The resolution removes one source of friction between the brokerage and the MLS, though debates over pre-marketing listings continue to play out across other markets and MLS jurisdictions nationwide. Industry observers will be tracking whether similar First Look-style arrangements emerge elsewhere.
