Rocket Dangles $10,000 Payouts to Lure Mortgage Brokers Away From UWM’s Wholesale Dominance

Rocket Pro, the wholesale lending arm of Rocket Companies, is offering mortgage brokers a $10,000 incentive to switch their business from rival United Wholesale Mortgage, according to a report by National Mortgage News. The move intensifies the ongoing battle for wholesale channel market share between two of the largest players in mortgage finance.

The push appears to be gaining traction, at least according to Rocket. Austin Niemiec, the company’s chief revenue officer, said more brokers have moved from UWM to Rocket’s wholesale channel over the past 90 days than in the previous 12 months combined.

The competitive salvo targets UWM Holdings Corporation (UWMC), which operates exclusively through the wholesale channel and has long held the top position among wholesale originators. The Pontiac, Michigan-based lender, founded in 1986, originates primarily conforming and government-backed loans through a network of independent mortgage brokers. Its shares traded at $1.47 recently, up about 1% from the prior close of $1.45, valuing the company at roughly $4.1 billion.

Broker-switching incentives have become a familiar tactic in the wholesale segment, where lenders compete aggressively on pricing, technology platforms, and service levels to win over independent mortgage brokers who control which lenders receive their loan files. Cash bonuses tied to defections are among the more aggressive recruiting tools deployed in recent memory, and they underscore how valuable established broker relationships have become as overall origination volumes remain pressured by elevated interest rates.

With fewer transactions in the market, wholesale lenders are fighting harder for a limited pool of broker business, and retention efforts on both sides have escalated accordingly. UWM has historically responded forcefully to poaching attempts by competitors, and the company’s scale gives it considerable pricing power within the channel.

Whether Rocket’s bounty program produces lasting share gains — or simply prompts a counter-move from UWM — remains an open question. Broker loyalty in the wholesale channel has historically been fluid, with originators frequently splitting volume across multiple lenders.
