eXp Realty and Kind Lending wind down Success Lending joint venture as Newrez eyes expansion of its own eXp partnership

eXp World Holdings, parent of residential brokerage eXp Realty, and Kind Lending have ended their mortgage joint venture, Success Lending, according to a report published Wednesday. The dissolution comes as lender Newrez moves to broaden its own joint-venture arrangement with the brokerage.

Success Lending was formed to pair eXp Realty’s agent network with mortgage origination capabilities, part of a broader industry trend in which brokerages and lenders build affiliated-service models to capture more of each transaction. The venture’s unwind marks a strategic reset for both parties, though the companies have not publicly detailed the terms of the separation or what happens to loans already in the pipeline.

The report indicates Newrez intends to expand its joint-venture network with eXp Realty following the venture’s conclusion, suggesting the brokerage’s mortgage-affiliation ambitions will continue under a different lending partner rather than disappear entirely. Joint ventures between brokerages and mortgage lenders have become a common structure in the housing sector, allowing agents to share in origination revenue while lenders gain referral volume.

eXp World Holdings (EXPI) traded at $6.74 in recent trading, giving the company a market capitalization of roughly $1.07 billion. The cloud-based brokerage has been among the fastest-growing residential firms by agent count, and its partnerships on the mortgage side have been closely watched as a potential revenue diversification avenue beyond traditional brokerage commissions.

Kind Lending, a wholesale-focused mortgage lender founded by industry veteran Glen Weinberg’s brother-in-law and former Diamond Residential executive Steve Kroepel’s contemporary circle of investors, had partnered with eXp on Success Lending as its entry into brokerage-affiliated origination. Neither eXp World Holdings nor Kind Lending issued a detailed public statement alongside the report, and it remains unclear whether the venture’s operations will be absorbed into another entity.

For Newrez, deepening ties with eXp Realty would extend its strategy of building joint ventures across origination and servicing channels. The lender has pursued an expansion-through-partnership approach in recent years, and brokerage-affiliated ventures represent a growing slice of the retail origination market.
