CBRE Investment Management Buys Tenet Equity in Push Into Net-Lease Real Estate

CBRE Investment Management, the investment arm of commercial real estate services giant CBRE Group, has acquired Tenet Equity, marking the firm’s entry into the net-lease sector, according to a report by PEI Private Real Estate.

Net lease — a structure in which tenants cover property expenses such as taxes, insurance, and maintenance in addition to rent — has become one of the more active corners of private real estate, drawing institutional capital seeking long-duration, contractual income. By acquiring an established platform rather than building one internally, CBRE IM gains immediate exposure to the segment’s tenant relationships and asset base.

The move fits within CBRE Group’s broader Real Estate Investments business, which spans investment management and development alongside its Advisory Services, Building Operations and Experience, and Project Management segments. Expanding the investment management platform into new property strategies is a recurring growth avenue for the parent company, which operates across the United States, the United Kingdom, and international markets.

Shares of CBRE Group were trading at $142.26, down about 4% from the prior close of $148.20, giving the company a market capitalization of roughly $42.8 billion. The stock’s move came amid broader trading in real estate services names; the company did not link the transaction to any change in financial guidance.

For CBRE IM, the acquisition signals a widening of its product lineup for institutional clients at a time when private real estate managers have been competing to offer diversified strategies beyond traditional office and logistics mandates. Net-lease portfolios, often anchored by single-tenant retail, industrial, and healthcare properties, have grown in popularity as investors reassess income durability across the sector.

Terms of the Tenet Equity transaction were not disclosed in the report. Details on the size of the acquired platform, its asset composition, and how it will be integrated into CBRE IM’s existing fund structures remain to be seen.
