Opendoor Pushes Forward With Mortgage Lending Open to All Home Buyers

Opendoor Technologies Inc. (OPEN) is advancing its mortgage business with a structure that extends lending beyond its own home-flipping operation, according to a recent report. The company’s loan products are available to buyers purchasing any home — not just properties owned and sold by Opendoor — a move that widens the potential customer base for its financing arm.

Alongside the expansion, the company emphasized its focus on keeping costs contained as it scales the offering. Integrating mortgage, title, and brokerage services with its core iBuying platform has been a longstanding strategy for Opendoor, which seeks to capture more of each transaction and smooth out the economics of buying and reselling homes.

Shares of Opendoor traded at $3.125 in recent trading, down about 1.11% from the previous close of $3.16, valuing the San Francisco-based company at roughly $3.04 billion. The stock’s modest valuation reflects the broader challenges facing iBuyers, whose businesses depend on volume, tight pricing, and efficient resale of inventory in a fluctuating housing market.

Opening mortgage lending to the general market rather than restricting it to Opendoor transactions could help the company generate fee income independent of its home inventory cycles. It also aligns Opendoor with competitors that have pursued similar “attach rate” strategies, bundling financing and settlement services with home purchases to increase revenue per transaction.

The company operates a digital platform for residential real estate transactions across the United States, buying homes directly from sellers through its e-commerce platform and reselling them to buyers, while also offering brokerage and title services.
