AI Data-Center Developer Firmus Adds OpenAI to Growing Client Roster

Data-center infrastructure firm Firmus has disclosed that OpenAI has joined its customer base, a development that highlights how the race to build artificial intelligence capacity is pulling together companies from very different corners of the market — from chip designers to asset managers with sprawling real estate exposure.

Firmus specializes in high-density computing facilities designed to handle the power and cooling demands of modern AI workloads. Adding OpenAI, one of the most prominent names in generative AI, underscores the urgency with which model developers are securing dedicated physical infrastructure. As training runs grow larger, access to powered land and efficient facility design has become a competitive constraint in its own right.

Two Sides of the Same Buildout

The announcement sits at the intersection of two investment narratives. On one side are technology companies — such as OpenAI and chipmaker NVIDIA — that drive demand for compute capacity. On the other are capital allocators like Blackstone, whose real estate and credit platforms have become significant financing sources for the data-center boom. Rather than competing directly, these players occupy different layers of the same supply chain: one group needs the buildings and chips, the other supplies much of the capital behind them.

Blackstone, the world’s largest alternative asset manager, has in recent years emphasized digital infrastructure as a core theme across its real estate and credit strategies. Its stock traded at $128.23 in recent action, down roughly 0.6% from a prior close of $129.00, valuing the Financial Services company — classified in the asset management industry — at approximately $153.6 billion.

For data-center developers, securing marquee AI tenants can also help validate the efficiency of their facility designs, since power consumption per unit of compute has become a central metric for operators trying to keep operating costs in check amid grid constraints in key markets.

What to watch

  • Further details from Firmus on the scale, timeline, and location of capacity dedicated to OpenAI workloads.
  • Upcoming earnings reports from Blackstone, including updates on its digital-infrastructure funds and data-center development pipeline.
  • Power procurement and grid-capacity announcements in major data-center markets, which increasingly shape deployment schedules.
  • Additional tenant commitments from hyperscalers and AI labs across the data-center development sector.
