Compass Intensifies Its New York Showdown With Zillow Over StreetEasy

Compass, Inc. is escalating its confrontation with Zillow Group in the New York City market, according to a report by Inman, the latest turn in an ongoing feud between the two real-estate powerhouses over listing practices on StreetEasy, Zillow’s dominant Manhattan-focused listings platform.

The dispute centers on the influence StreetEasy holds over New York’s brokerage ecosystem. As the city’s most-visited listings destination, StreetEasy occupies a powerful gatekeeping position, and brokerages that push back on its policies risk losing visibility with buyers and sellers. Compass, which runs one of the country’s largest brokerage operations and has long promoted its own proprietary technology stack, has positioned itself as a challenger to that dynamic.

For Compass, the battle is also a defense of its core strategic pitch. The company markets its end-to-end technology platform — an integrated suite of cloud-based tools for relationship management, marketing, and client service — as a reason agents should affiliate with its brokerage. A fragmented relationship with a third-party listings portal cuts against that narrative, giving Compass an incentive to press the issue publicly and operationally.

For Zillow, the clash touches its Residential segment, the category that drives much of the traffic and monetization across its sites and apps. StreetEasy’s position in New York gives Zillow an unusually deep foothold in the nation’s largest residential market, one that national portal rivals have struggled to replicate.

Market reaction has not favored either side on the day. Shares of Compass, Inc. (COMP) traded at $10.34, down 0.05% from the prior close, valuing the Real Estate Services company at roughly $8.04 billion. Zillow Group, Inc. (Z) fared worse, falling 3.69% to $31.31 from a prior close of $32.51, leaving its market capitalization at about $7.27 billion.

The disagreement adds to a broader set of tensions between brokerages and portals industry-wide, as platforms negotiate listing access, advertising economics, and the boundaries of control over agent-client relationships.

What to watch

  • Any formal policy changes from StreetEasy or Compass regarding listing syndication in New York.
  • Compass’s next quarterly earnings report, where management commentary on portal strategy could surface.
  • Zillow’s upcoming results and guidance, particularly trends in its Residential segment.
  • Further coverage or regulatory attention on portal-brokerage listing disputes.
