Federal Court Ruling Hands Compass and MRED an Early Win in Listing-Data Fight Against Zillow

A federal court has issued a ruling unfavorable to Zillow Group in the ongoing legal battle over Chicago-area listing data, siding at least in part with brokerage Compass and regional multiple listing service MRED, according to a report citing the court’s decision.

The dispute centers on control over residential listing data in the Chicago metropolitan area. MRED, the region’s dominant MLS, has been at the center of a broader industry fight over whether listing content can be redistributed to portals and other third parties without the consent of the listing broker. Compass has pushed for greater broker control over where and how its listings appear, while Zillow has argued for broad distribution of listing content across consumer-facing platforms.

The ruling represents a procedural setback for Zillow as the litigation continues, though the full scope of the court’s reasoning and what remedies, if any, were imposed were not detailed in the initial report.

Market reaction was swift on the day of the news. Zillow shares fell to $31.31, down 3.69% from the prior close of $32.51, leaving the Seattle-based company with a market capitalization of roughly $7.27 billion. Compass shares were essentially flat, trading at $10.34 — a decline of just 0.05% — for a market cap near $8.04 billion.

The case is one of several flashpoints in an escalating national debate over listing distribution. In recent months, large brokerages and MLS operators have moved to limit portal access to their listings, reviving questions reminiscent of the industry disputes that shaped the past two decades of online real estate. Zillow, which operates one of the largest consumer real estate platforms in the country, relies heavily on comprehensive listing feeds to drive traffic and lead generation. Compass, which operates its own end-to-end technology platform for agents, has advocated that sellers and listing brokers should retain discretion over where their listings are marketed.

An adverse ruling at this stage does not resolve the litigation, and appeals or subsequent rulings could shift the balance again. Still, the decision signals that courts may be willing to give MLSs and brokers more latitude in restricting how listing data flows to third-party portals.
