Fossil Extends Its Two-Decade Run at 366 Fifth Avenue With Showroom Renewal

Watch and accessories brand Fossil has signed a lease renewal for the roughly 15,000-square-foot showroom it has occupied for about 25 years at 366 Fifth Avenue, the Joseph P. Day Realty property at the corner of East 35th Street in Midtown Manhattan.

The renewal covers Fossil’s entire second-floor space, which totals 14,786 square feet. Terms including the asking rent and lease length were not disclosed. For context, CBRE’s market report put average Midtown office asking rents at $86.18 per square foot in the second quarter of 2026.

Paul Walker of CBRE (NASDAQ: CBRE), who represented the tenant, said the renewal reflects the draw of well-located showroom space on Fifth Avenue and the brand’s long-running presence at the address, which he described as integral to Fossil’s footprint in New York’s accessory and fashion marketplace. Colliers brokers Michael Joseph and Aiden Bushnell handled the landlord side of the deal.

The transaction continues a steady run of leasing activity at the building. Fashion wholesaler Amiee Lynn, a tenant since 2005, renewed its 29,000-square-foot lease in January, while leather goods wholesaler Mundi Westport Group took 10,800 square feet in April 2024. Fossil’s showroom sits above a retail space occupied by Korean beauty retailer Nature Republic.

Leasing momentum has been a bright spot for New York’s office market, and showroom tenants in particular have shown loyalty to established Midtown corridors where display and wholesale operations benefit from consistent foot traffic and industry proximity. For service firms like CBRE — which carries a market capitalization of roughly $40.5 billion and saw shares trade around $141.84 recently, up 1.23% on the day — sustained leasing demand across Manhattan submarkets remains a key driver of brokerage revenue.

What to watch

  • Any disclosure of renewal terms at 366 Fifth Avenue, which were not made public in this transaction.
  • CBRE’s quarterly earnings and reports on Midtown asking rents, which provide benchmarks for comparable showroom deals.
  • Further lease renewals or new signings at the Joseph P. Day Realty property following the recent Amiee Lynn and Mundi Westport transactions.
