Greenberg Traurig Adds Full Floor at SL Green’s One Vanderbilt, Pushing Footprint Past 133K SF

Law firm Greenberg Traurig is growing its presence at One Vanderbilt, signing a lease for the entire 33rd floor of SL Green Realty’s Midtown Manhattan tower, according to the landlord.

The new lease covers 33,477 square feet and runs for 10.5 years, bringing the firm’s total footprint in the 1.7 million-square-foot skyscraper at 1 Vanderbilt Avenue to 133,365 square feet.

From the MetLife Building to One Vanderbilt

Greenberg Traurig first committed to the building in January 2018, before the tower was completed in 2020, signing a 15-year lease for four contiguous floors. The firm relocated from the MetLife Building at 200 Park Avenue, where its lease expired in 2021.

Asking rent for the expansion was not disclosed. SL Green’s Steven Durels, executive vice president and director of leasing and real property, previously indicated that rents at One Vanderbilt run from $250 to “well over $300” per square foot.

“Strong leasing momentum continues unabated with many tenants expanding and making significant capital investment to provide upscale work environments to better recruit and retain employee talent,” Durels said in a statement.

Deal Details and Tenant Roster

CBRE brokers Michael Monahan and Mark Ravesloot represented Greenberg Traurig in the transaction. It is unclear whether SL Green had brokerage representation, and spokespeople for CBRE and the law firm did not immediately respond to requests for comment. Shares of CBRE were trading at $141.94 on the day, up 1.31% from the prior close of $140.11, valuing the commercial real estate services firm at roughly $40.5 billion.

The expansion keeps One Vanderbilt fully leased. The tenant roster also includes TD Bank, investment manager Carlyle Group, alternative investment firm Oak Hill Advisors, and SL Green itself.

The deal adds to a busy stretch for SL Green, which reports having signed 129 Manhattan office leases totaling 1.8 million square feet so far in 2026.

What to watch

  • SL Green’s upcoming earnings reports and leasing updates for further detail on Manhattan office demand and One Vanderbilt performance.
  • Whether other One Vanderbilt tenants pursue expansions or renewals as leases approach expiration.
  • Continued reporting on Manhattan trophy-office rents, which SL Green has said exceed $300 per square foot at the tower.
