A federal judge in Illinois has declined to grant Zillow Group an injunction in its dispute with Midwest real estate listing service MRED, ruling that the claims must proceed through arbitration rather than the courts. The decision also put a hold on Zillow’s separate claims against Compass, pausing that portion of the litigation until the arbitration process plays out.
The ruling means Zillow will not be able to pursue immediate judicial relief in its fight with MRED, the multiple listing service covering the Chicago area. Instead, the core disagreements between the two parties will be resolved by an arbitrator, a process that typically moves more slowly and outside public view.
The case is one of several legal battles Zillow has been entangled in as it pushes its listing-access standards across the industry. Compass, the largest residential brokerage by sales volume, has been a central player in the broader dispute over how listings are distributed and displayed across portals and brokerage platforms.
Market reaction to the ruling was muted. Shares of Zillow Group traded at $32.52, up 0.03% from the prior close of $32.51, valuing the company at roughly $7.27 billion. Compass, Inc., classified in the real estate services industry, changed hands at $10.36, a gain of 0.19% on the day, with a market capitalization of about $8.30 billion.
Arbitration clauses have become a common feature of MLS participation agreements, and courts have increasingly deferred to them in disputes involving listing data access. By routing the MRED claims to arbitration and staying the Compass claims in the interim, the Illinois court has effectively narrowed the arena in which Zillow can press its arguments — at least for now.
The outcome of the arbitration could have implications beyond the parties involved, given ongoing industry tension over listing distribution rules, private listing networks, and portal access policies that have reshaped competitive dynamics among brokerages and consumer-facing platforms.
