Listing dispute between StreetEasy and Compass leaves New York City shoppers with fewer search options

A standoff between listing portal StreetEasy and brokerage giant Compass is reshaping how New York City home seekers browse inventory online, with Compass pulling its listings from the platform in August while StreetEasy simultaneously moved to limit how heavily any single firm can appear in its paid Experts program.

StreetEasy’s decision to cap participation in its Experts advertising program at 20% per firm means no single brokerage can dominate the portal’s premium placements. For Compass, which has pursued a strategy of controlling its own listing distribution, the combination of the cap and its withdrawal has reduced its visibility on one of Manhattan’s and Brooklyn’s most heavily trafficked search sites.

For consumers, the practical effect is fragmentation. Buyers searching on StreetEasy may no longer see the full universe of homes for sale, since some Compass-represented listings are absent from the portal’s results. That pushes buyers to check multiple sources — including brokerage sites directly — to make sure they are not missing inventory.

The dispute reflects a broader industry tension over who controls listing data and how it is monetized. Portals like StreetEasy generate revenue through advertising and premium placement programs, while brokerages increasingly debate whether paying for distribution serves their clients’ best interests or simply feeds middleman fees.

Investors were watching the feud play out against a modest day of trading for Compass, Inc. Compass, Inc. (COMP) closed at $10.36, down 0.34% from the prior close of $10.40, giving the residential brokerage platform a market capitalization of roughly $8.04 billion. The company operates an end-to-end technology platform for residential real estate, offering an integrated suite of cloud-based tools for customer relationship management, marketing, and transactions.

New York remains one of the most competitive markets for both portals and brokerages, and the outcome of this standoff could influence how listing syndication and portal advertising are negotiated in other major cities.

What to watch

  • Whether Compass and StreetEasy reach a distribution agreement or the listings remain off the portal.
  • Any updates on how StreetEasy’s 20% Experts cap is applied or enforced going forward.
  • Compass’s next quarterly earnings, which may address listing distribution strategy and portal spending.
  • Whether similar listing-control disputes emerge between brokerages and portals in other markets.
