Zillow’s Preview Listings Begin Appearing on Realtor.com Under Syndication Agreement

Zillow’s Preview Listings Begin Appearing on Realtor.com Under Syndication Agreement

Preview listings from Zillow Group are now live on Realtor.com, marking the operational rollout of a syndication partnership the two companies first disclosed in May. The listings appear under a distinct designation as Realtor.com Preview Listings, signaling to consumers that the properties are being surfaced through the new feed arrangement.

Zillow introduced its Preview listing category as a way to give sellers and their agents early visibility for homes before they hit the broader market, a window in which many listings historically circulated through informal channels. By syndicating that inventory to Realtor.com, Zillow extends the reach of those pre-market properties beyond its own audience, while Realtor.com gains access to a slice of inventory it would not otherwise display at that stage.

The arrangement reflects a rare instance of cooperation between two of the most prominent consumer-facing real estate portals in the United States, which have historically competed for the same listing traffic and agent advertising dollars. Syndication deals of this kind also carry implications for the broader industry debate around listing distribution and how early-stage property data should be shared across platforms.

Shares of Zillow Group, Inc. (NASDAQ: Z) closed down 3.28% in the most recent session, finishing at $30.47 after a prior close of $31.50. The company’s market capitalization stands at roughly $7.27 billion. Zillow operates across four segments — Residential, Mortgages, Rentals, and Other — and describes itself as a platform connecting consumers with technology, agents, and loan officers.

The financial terms of the syndication agreement have not been publicly detailed, and neither company has disclosed traffic or lead-sharing metrics tied to the rollout to date.

What to watch

  • Any disclosed metrics on Preview listing volume or traffic referred between the two portals.
  • Zillow’s upcoming quarterly earnings report, which may address the monetization of the syndication arrangement.
  • Whether additional portals announce similar syndication deals for early-stage or pre-market listings.
  • Broader industry policy developments around listing distribution standards.
