Café Hestia Commits to 20 Years at 570 Lexington Avenue with 8,000-SF Ground-Floor Lease

Family-run deli operator Café Hestia has secured a two-decade lease for 8,000 square feet at the base of 570 Lexington Avenue, marking the food concept’s fourth Manhattan outpost, according to a report from Commercial Observer. The space is expected to serve both as an all-day dining café and, likely, as a catering facility.

The lease adds another name to the tenant roster of the 50-story, landmarked tower known as the General Electric Building. The Feil Organization owns the property, with Jordan Goldblum, its director of retail leasing, and Randall Briskin handling negotiations in-house. Kassin Sabbagh Realty’s Albert Manopla and Jack Khaski represented the tenant.

“Our strategy has remained focused on finding operators that create lasting value for our tenants and the surrounding neighborhood, and Café Hestia builds on that vision with its all-day dining concept and wide variety of offerings,” Goldblum said in a statement.

Terms on pricing were not disclosed. For context, CBRE’s second-quarter 2026 report put the average asking rent along the nearby Fifth Avenue retail corridor between East 42nd and East 49th streets at $575 per square foot. CBRE Group, the commercial real estate services firm that published the corridor data, trades near $139.39 with a market capitalization of roughly $40.5 billion.

Café Hestia’s existing portfolio includes locations at 686 Third Avenue near Grand Central Terminal, 513 Seventh Avenue close to Pennsylvania Station, and 80 Maiden Lane in the Financial District. The new Lexington Avenue site extends its footprint further into the Midtown East office district, where commuter and office-worker traffic has been rebuilding in recent years.

570 Lexington Avenue has been active on the leasing front. Litigation firm Wolf Popper signed a 13,400-square-foot office lease there in December 2025, and the Real Estate Board of New York occupies a 23,031-square-foot office in the building. The arrival of a food operator at street level follows a pattern among Manhattan landlords seeking to bolster amenities for office tenants.

What to watch

  • An opening timeline and buildout details for the new Café Hestia location have not yet been announced.
  • Asking rent for the space was not disclosed by KSR; further details may emerge in future reporting.
  • Additional office leasing at 570 Lexington Avenue could signal continued demand in the Midtown East submarket.
  • CBRE’s next quarterly retail corridor report will update asking-rent trends for the surrounding area.
