CBRE Poll Finds AI Uptake Has Yet to Reshape Asia-Pacific Office Demand

A new survey from CBRE Group suggests that the rapid spread of artificial intelligence across workplaces in the Asia-Pacific region has so far done little to alter how much office space companies actually occupy, according to recent reporting on the findings.

The survey examined how firms across the region are deploying AI tools and whether that adoption is translating into changes in real estate strategy — a question that has loomed over commercial real estate as automation and headcount efficiency become boardroom priorities. The broad takeaway from CBRE’s research: while AI usage is expanding, it has not yet produced the sharp reductions in office footprints some observers had anticipated.

That finding offers a measure of reassurance for landlords and investors in Asia-Pacific office markets, where concerns about technology-driven downsizing have weighed on sentiment since the shift to hybrid work. The research suggests that corporate occupiers are still in the early stages of determining what AI means for their workforce needs, and that decisions about physical space continue to be driven largely by traditional factors such as hiring plans, hybrid-work policies, and cost management.

CBRE, the world’s largest commercial real estate services firm, conducts regular occupier and investor research across the region, and its survey work is closely watched as a bellwether for corporate leasing intentions. The company provides advisory, building operations, project management, and investment services across the United States, the United Kingdom, and internationally.

The results arrive as office markets globally continue to navigate uneven demand, with leasing activity diverging sharply between prime buildings and older stock. If AI adoption eventually enables companies to operate with smaller teams or less space per employee, the implications for office rents and vacancy rates could be significant — but CBRE’s findings indicate that scenario remains more prospective than current.

For the company itself, shares of CBRE Group were unchanged in the most recent session, closing at $139.32, with the firm’s market capitalization standing at roughly $40.5 billion.

What to watch

  • Follow-up CBRE research on whether AI adoption begins to correlate with measurable changes in occupier space requirements.
  • Upcoming CBRE earnings reports and commentary on Asia-Pacific leasing activity and office demand trends.
  • Quarterly corporate earnings in the region that may reveal AI-driven changes to headcount and hiring plans.
