Digital Realty Weighs Its Role as Enterprise AI Reshapes Data Center Demand

Data center real estate investment trust Digital Realty Trust has become a focal point in the debate over how traditional facility landlords fit into the rapidly expanding artificial intelligence infrastructure buildout, with investors asking whether the company can evolve from simply leasing space to serving as a central platform for enterprise AI deployment.

Digital Realty, classified in the specialty REIT sector, focuses on data center properties including colocation facilities, powered base buildings, and data center suites. The shift toward AI workloads has raised the strategic stakes for operators like Digital Realty, as enterprises increasingly look for providers that can offer not just physical capacity but connectivity, interconnection, and managed services that simplify AI adoption.

In Friday trading, shares of Digital Realty Trust declined 1.16% to $182.12, down from a previous close of $184.26, giving the company a market capitalization of approximately $70.0 billion. The stock’s movement came as market participants continue to assess how AI-driven demand for high-density computing capacity may translate into leasing activity, pricing power, and capital expenditure requirements for data center REITs.

The central question facing the company is whether a data center landlord can position itself as the “control panel” for enterprise AI — a hub where companies access compute, networking, and cloud on-ramps in one place. That vision would mark a significant evolution from the traditional colocation model, in which tenants lease powered space and manage their own infrastructure.

Analysts note that AI clusters differ from conventional enterprise IT workloads. They demand substantially higher power density, advanced liquid cooling, and greater interconnection with cloud providers and network carriers. Data center operators that can deliver those capabilities may capture a larger share of enterprise AI spending, while those that cannot risk becoming commodity space providers.

For Digital Realty, its global footprint of interconnected facilities represents a potential competitive asset. The company’s portfolio of colocation and interconnection assets could allow enterprises to place AI workloads close to existing data, applications, and network partners — a positioning that aligns with the platform-oriented strategy the market is watching for.

At the same time, the capital intensity of retrofitting or building AI-ready facilities presents challenges shared across the data center sector, from power procurement to cooling infrastructure upgrades.

What to watch

  • Digital Realty’s upcoming quarterly earnings report and any commentary on AI-related leasing pipeline and bookings.
  • Updates on capacity expansion, power availability, and AI-ready facility development across its portfolio.
  • Disclosure of interconnection revenue trends, a key indicator of platform-based strategy execution.
  • Broader sector signals, including hyperscaler capital spending plans and enterprise AI adoption rates.
