Mizuho has upgraded both Invitation Homes and American Homes 4 Rent (AMH) to Outperform, according to a research note, with the firm pointing to diminishing pressures across the single-family rental sector.
Invitation Homes (NYSE: INVH), an S&P 500 member and one of the largest single-family home leasing and management companies in the United States, saw its shares move higher in Thursday trading. The stock changed hands at $27.24, up 1.81% from the prior close of $26.75, giving the residential REIT a market capitalization of roughly $16.3 billion.
The Wall Street firm’s call suggests a more constructive view on the single-family rental landlords, whose stocks have faced pressure in recent periods from factors including elevated mortgage rates that have weighed on residential real estate valuations and shifting dynamics in the housing market. Mizuho characterized the headwinds that had challenged the group as fading, forming the basis for the dual upgrade.
