The Plan: At Cobble Hill’s 110 Boerum, No Two Floor Plates Are the Same

About three years ago, Brent Buck, founder and principal of Brooklyn-based architecture firm Brent Buck Architects, got a phone call from prolific Brooklyn-based developer Avdoo. The firm laid an interesting challenge before Buck: Design his first condo project — inside and out — where no two floor plates are exactly the same.
Buck said yes, and got to work on 110 Boerum Place, a six-story, red brick, 21-unit luxury condo building that will encompass about 65,000 square feet and that already spans the entire block from Dean Street to Pacific Street in Brooklyn’s Cobble Hill.
“We were challenged by Avdoo to execute each apartment as though it was its own independent residence,” Buck said. “There’s not a lot of copying of individual floor plates from floor to floor. There’s a high level of design, both from an architectural and interior standpoint.”
Units range in size from two to five bedrooms, and prices for the homes still to be sold range between $4.85 million and $13.5 million.
It was a lengthy process for Brent Buck Architects and Avdoo to strategize which units would go on which floors, how to fit the unique floor plans into the building, and to then decide where the best views for each unit would be.
“We were trying to build out interior architectures that respond to the exposures and to the exterior spaces,” Buck said. “One of the interesting challenges with the project was to create individual exterior spaces for all the units, and so to do that in an apartment building in New York City is a unique design challenge. And, so, within the massing design strategies, we have recessed loggias, and those loggias are the exterior spaces for the interior apartments.”
110 Boerum Place is 70 percent sold, according to Avdoo. Finishing touches are being put on the amenities space, and move-ins are expected to begin early next year.
“Our sales success reflects the demand for new-construction residences in Cobble Hill,” said Shlomi Avdoo, founder and CEO of Avdoo. “More than half of our buyers are local, which speaks to the strength of the neighborhood and the desire to stay here.”
Residents will have access to over 11,000 square feet of amenities that include a gym, a spa with a cold plunge and saunas, a children’s playroom that features a stage for little ones to perform, and a party room equipped with a fireplace and a commercial kitchen. Condo owners also will have on-site parking and a private courtyard that will have a waterfall installation meant to evoke a sense of calm and tranquility.
“We saw an opportunity to bring something new to Cobble Hill while remaining true to the character of its streetscape,” Avdoo said. “Brent Buck Architects was the right partner for that vision. His experience designing private homes and Brooklyn brownstones informed his approach to 110 Boerum Place, bringing that same residential sensibility and attention to detail to a larger-scale project. These 21 residences bring together the privacy, space and craftsmanship of a townhouse with services and amenities that are rarely found elsewhere in the neighborhood.”
