Robely, U.S. Legwork Each Ink 5K-SF Deals at Rosen’s 37 West 37th Street

Two tenants have taken full-floor leases at the Rosen family’s 37 West 37th Street office property.

New York-based importer U.S. Legwork and manufacturer Robely — both wholesale distributors — each relocated to 5,119 square feet at the 12-story Midtown South building, according to Koeppel Rosen, the landlord’s leasing and management agent.

U.S. Legwork will occupy the building’s entire fourth floor while Robely will take the fifth floor, each for terms of 10 years and 10 months. Asking rent at the building is $43 per square foot.

LSL Advisors’ Raymond Balassiano represented the two new tenants, while Koeppel Rosen’s Max Koeppel negotiated on behalf of ownership.

“Both of these transactions reflect the appeal of 37 West 37th Street to businesses seeking well-located office space in Manhattan for their operations,” Koeppel said in a statement.

U.S. Legwork specializes in importing and distributing women’s and children’s apparel and accessories, according to Koeppel Rosen. It is unclear whether the company’s new lease marks a relocation from its current Midtown South address at 10 West 33rd Street.

U.S. Legwork’s new upstairs neighbor, Robely, relocated its showroom from 104 West 27th Street to the Rosen-owned building, according to the company’s website. Robely designs, manufactures and distributes wholesale home goods and lifestyle products, and its fifth-floor space will serve as both an office and showroom.

Other tenants at 37 West 37th Street include EW Howell Construction Group, ABS Engineering, Dance With Me Dance Studio, designer Kim Seybert and recording studio Hobo Audio.

Representatives of Robely did not respond to requests for comment, while U.S. Legwork could not be reached for comment.
