7 Ways to Resuscitate a Corpse You Mistakenly Called an “Investment”

November 1, 2026 · by marcbennett

Ah, the eternal realtor’s dilemma: the listing is gathering dust, and the seller is staring at you like you personally insulted the housing gods. The lazy reflex, of course, is cutting the price. But before you slash numbers like a panicked margin call, remember this — a price cut is a public confession. It tells every buyer watching that you mispriced it from day one, and no one rewards a seller for admitting incompetence. They reward them with lower offers.

Smart operators refresh the marketing first, because often the problem isn’t the price — it’s that the property has gone stale in a market with the attention span of a day trader.

Seven moves worth trying before you capitulate:

One, relist or refresh on the platforms. Algorithms bury aged listings, and buyers filter by “new.” Give the property a second debut.

Two, new photography. If your original shots were taken on a phone at dusk by someone who apparently hates natural light, that’s not a pricing problem, that’s a competence problem.

Three, rewrite the listing copy. Buyers skim. If your description reads like a mortgage disclosure document, you’ve earned your obscurity.

Four, retarget the audience. New ads, new geographies, new buyer profiles — the relocating executive, the investor, the downsizer nobody thought to court.

Five, adjust the presentation. Staging, minor fixes, better timing for showings. Sometimes the house needs a haircut, not a discount.

Six, re-open the broker network. Incentivize buyer’s agents. Yes, it costs you, but so does carrying an unsold property through another quarter of a market the Fed keeps “recalibrating.”

Seven, host a proper relaunch event. Manufacture urgency. Scarcity is theater, but theater sells houses.

Of course, let’s be honest about the fine print. If sixty days of fresh marketing produces nothing but crickets, the market isn’t confused — it’s telling you the price is fiction. Holding out and calling it strategy is just denial with a listing agreement. As any student of past busts knows, sellers who refuse to mark to market eventually get marked to them.

Refresh the marketing. But respect the market. It’s smarter than your hopes and crueler than your realtor.
