A joint venture between South Street Partners and Brighton Real Estate Ventures has sealed $38 million of construction financing to develop a Margaritaville-branded recreational vehicle (RV) resort in Georgia, Commercial Observer has learned.

Catal Capital provided the loan to build the sponsorship’s Camp Margaritaville Resort Golden Isles RV project in Brunswick, Ga. The 341-space campground development is slated for completion in early 2028.

“Outdoor hospitality continues to mature as an institutional asset class, supported by growing demand for experience-driven stays,” Saul Sutton, managing partner at Catal Capital, said in a statement. “The sponsors brought a clear vision to the project from the outset, reinforcing our conviction in the development and our decision to provide construction financing.”

Newmark arranged the transaction with a team consisting of Tyler Dumon and Tate Keir with oversight from Jordan Roeschlaub and Nick Scribani.

Located at 7350 Hwy 99 on a 54-acre site at, the resort will feature 56 casitas and 285 RV pads. The property’s amenities will include a swimming pool, a restaurant, a bar, a clubhouse with retail space, a fitness center, two pickleball courts, a dog park, a music pavilion and a boathouse.

The park is the latest project for Margaritaville, a hospitality brand inspired by the laid-back lyrics in the songs of the late Jimmy Buffett. The company currently boasts of more than 40 vacation destinations including island resorts, RV parks, casinos and cruise ships.

“Camp Margaritaville Resort Golden Isles combines a nationally recognized brand, a compelling coastal market, and experienced sponsors,” Sutton said.
