Criterion Group Looks to Build 321-Unit Residential Building in Bushwick

Criterion Group, a Queens-based real estate development and asset management firm, has submitted a rezoning application with the New York City Department of City Planning to build a 321-unit mixed-use property at 900 Wyckoff Avenue in Bushwick, Brooklyn.
The application calls for the construction of a 13-story development spanning 261,000 square feet, with approximately 321 dwelling units, 85 of which would be designated as permanently affordable. The project would also include roughly 19,200 square feet of commercial and retail space, according to the filing.

Criterion Group did not immediately respond to Commercial Observer’s request for comment.
The property on Wyckoff Avenue between Weirfield and Hancock streets is currently a vacant parking lot. Jaclyn Scarinci of law firm Akerman is listed as the primary applicant for the project. Scarinci did not immediately respond to CO’s request for comment.
Criterion Group wrote in its rezoning application that the proposed development in Bushwick would “further the objectives of the city’s ‘Block-by-Block: The Housing Plan for a New Era’” and “advance New York City’s goal of building 200,000 affordable homes” over the next decade.
Criterion Group acquired 900 Wyckoff Avenue in March of 2021 for $4.7 million, according to property records. Criterion Group also acquired the adjacent 932 Wyckoff Avenue in March of 2021 for $4.7 million.
