Global law firm O’Melveny & Myers has signed a 15-year lease renewal covering approximately 100,000 square feet at 1625 Eye Street NW in Washington, D.C., locking in the building’s largest tenant just as its new ownership prepares a sweeping repositioning of the asset.
The firm, which has occupied space in the 405,000-square-foot tower since 2003, takes up the top three floors. Its decision to stay comes as the building’s new owners — GreenBarn Investment Group, FarmView Ventures and capital partner Farallon Capital — move forward with a renovation aimed at lifting the property into Washington’s top tier of office product.
The ownership group acquired the property in 2025. Located two blocks north of the White House, the building features a nine-story atrium and a 425-space parking garage. FarmView founder and managing partner John Wolf said in a statement that the group had long believed in the quality of the building, its location and its long-term potential.
The planned capital improvements include a redesigned lobby, upgraded security measures and new retail offerings from LDV Hospitality, among them American Cut Steakhouse and an Italian café. Ownership also intends to add a rooftop amenity with indoor and outdoor gathering space, a conference and event facility, and an expanded fitness center for tenants.
The renewal reflects the widening split in the District’s office market, where demand has concentrated in higher-quality buildings while older stock struggles. Anchoring a prestige law tenant through a renovation cycle is a notable win for the new ownership as it seeks to justify its investment in the repositioning.
Brokerage activity on the deal spanned major real estate services firms. CBRE — whose shares traded at $139.68, down 1.81% from a prior close of $142.26, valuing the company at roughly $42.8 billion — represented ownership through a team including Jeff Welch, alongside brokers from JLL, which closed at $346.20, off 1.68% from $352.11, with a market capitalization near $16.5 billion. JLL’s Greg McCavera and Ella Adkins advised O’Melveny on the transaction. Avison Young’s Eli Barnes, Jonathan Wellborn, Will Stern, Lauryn Harris and Macy Parana also acted for ownership.
