Zillow analysis points to Buffalo and Houston as emerging destinations for renters squeezed by high costs

A new report from Zillow Group identifies Buffalo and Houston as the leading next stops for renters who are being priced out of the nation’s most expensive rental markets, according to coverage published by the New York Post.

The findings come as renters in high-cost coastal metros continue to search for markets where monthly housing costs remain within reach. Rather than leaving the rental market entirely, many households appear to be relocating to mid-sized cities where rents have not climbed as steeply as in gateway markets.

Buffalo’s appearance near the top of the list underscores a broader pattern in which affordable Rust Belt cities are drawing renewed attention from mobile renters. Houston, meanwhile, represents the Sun Belt’s continued pull, with a large housing stock and relatively moderate rental costs compared with coastal alternatives.

Zillow, which operates one of the largest rental listing platforms in the United States through its Rentals business, uses its marketplace data to track where renters are searching and moving. The company’s Rentals segment is one of four operating categories, alongside Residential, Mortgages, and Other.

Moves like those highlighted in the report have implications well beyond the rental platforms themselves. Local landlords, apartment developers, and municipal planners in destination cities such as Buffalo and Houston face shifting demand patterns, while the metros losing residents contend with softening rental demand at the high end of the market.

Company snapshot

Zillow Group shares (Z) closed at $32.19 in the most recent session, down 0.51% from the prior close of $32.35. The Seattle-based company carries a market capitalization of roughly $7.8 billion and is categorized in the Communication Services sector, within the Internet Content & Information industry.

Research like this rental-migration analysis is part of Zillow’s broader consumer-insights work, which the company regularly publishes to draw attention to its data and, in turn, traffic to its marketplace listings across its residential and rentals platforms.
