CBRE Investment Management Acquires $1.6B Stake in NNN Healthcare-Linked Tenet Equity from Cerberus

CBRE Investment Management has agreed to acquire the Tenet equity position held by NNN Finance, a unit of private equity firm Cerberus, in a transaction valued at $1.6 billion, according to a report by Connect CRE.

The deal centers on equity tied to Tenet, an entity connected to the NNN (triple-net lease) finance operations that Cerberus had maintained. The sale hands a significant real-assets position to the investment management arm of CBRE Group, one of the largest commercial real estate services and investment firms operating across the United States, the United Kingdom, and internationally.

CBRE Group, whose business spans Advisory Services, Building Operations and Experience, Project Management, and Real Estate Investments, has increasingly leaned on its investment management platform to deploy client capital into large-scale real estate portfolios. Transactions of this size — a $1.6 billion single acquisition — underscore the scale that institutional managers are pursuing in net-lease-adjacent healthcare and specialty finance assets.

For Cerberus, the sale represents a continued reshaping of its portfolio, with the private equity firm monetizing a finance unit holding. Sellers in the net-lease space have been active as capital markets conditions prompt asset owners to reassess long-duration, income-generating holdings.

In trading on the day of the report, shares of CBRE Group slipped 1.81% to $139.68, down from the prior close of $142.26, giving the company a market capitalization of roughly $42.8 billion. The stock’s move came amid broader activity in the real estate services sector rather than on any company-specific operating update.

Triple-net lease structures, in which tenants bear most property-level costs, have remained a fixture of institutional real estate allocations because of their predictable cash flows. Healthcare-linked exposure within that framework has drawn particular attention as demographics continue to drive demand for medical and senior-care facilities.

The transaction’s financial terms, as reported, point to continued appetite among investment managers for scaled portfolios even as transaction volumes across commercial real estate remain uneven. CBRE Investment Management acts on behalf of institutional clients, and the acquisition adds to its mandate of sourcing income-oriented real estate exposure.
