D.R. Horton Adds 232 Homesites at Estrella Master Plan in Goodyear, Arizona
D.R. Horton, the nation’s largest homebuilder by volume, has acquired 232 residential lots at the Estrella master-planned community in Goodyear, Arizona — a transaction local observers describe as the biggest single land deal in the West Valley city in several years.
The purchase deepens the Arlington, Texas-based builder’s land position in one of metro Phoenix’s fastest-growing corridors. Goodyear, located along the Interstate 10 corridor west of Phoenix, has drawn sustained homebuilder interest as population growth and employers push housing demand to the suburban edges of the market. Master-planned communities like Estrella, with decades of remaining development capacity, are a key pipeline source for large builders seeking to keep production lines moving.
Land acquisition remains central to D.R. Horton’s operating model. The company acquires and develops land and builds and sells homes across 126 markets in 36 states, organized into six regional segments spanning the East, North, Southeast, South Central, Southwest and Northwest. Adding lots in bulk at an established community allows the builder to secure forward supply in a market where finished-lot availability has tightened industry-wide.
The deal lands during a choppy stretch for homebuilder shares. D.R. Horton stock traded at $135.14 in recent trading, down 2.73% from the prior close of $138.93, valuing the company at roughly $39.9 billion. Builders broadly have faced a mixed demand backdrop this year, as mortgage-rate swings and affordability pressure keep buyers cautious even as underlying household formation and Sun Belt migration support long-run volume.
For Goodyear, the scale of the transaction signals continued confidence in the West Valley’s growth trajectory. Large lot purchases typically precede multiple phases of new-home construction, and the 232 sites at Estrella are expected to feed future residential deliveries within the community, which has been one of the anchor developments driving the city’s population gains.
The move is consistent with a broader strategy among national builders to concentrate capital in master-planned communities with proven absorption, rather than scattering smaller land positions across a metro. Phoenix has been among the most active markets for that approach, given its combination of available land, in-migration and builder activity.
