D.R. Horton Acquires Final 232 Home Sites at Lucero Village in Goodyear’s Estrella Master Plan

D.R. Horton has purchased the remaining 232 home sites in the Lucero village of the Estrella master-planned community in Goodyear, Arizona, giving the nation’s largest homebuilder by volume full control of the village’s remaining developable lots.

The transaction marks the completion of land availability within Lucero, one of the villages within the sprawling Estrella community in the West Valley of the Phoenix metropolitan area. Land purchases in fast-growing suburban corridors like Goodyear have remained a key part of builders’ strategies as they work to maintain lot pipelines amid persistent demand for new homes in Arizona.

For D.R. Horton, the acquisition fits its longstanding capital-light approach of securing finished or near-finished lots through direct purchases and lot supply agreements. The Arlington, Texas-based builder operates across 126 markets in 36 states and has historically emphasized turning inventory quickly, which makes bulk lot purchases in high-absorption markets like Phoenix a recurring feature of its land strategy.

Goodyear, located west of Phoenix along the Interstate 10 corridor, has been among the faster-growing cities in the region, with master-planned communities such as Estrella anchoring much of its residential development. The Lucero village offers buyers a range of housing products, and the addition of 232 more home sites gives D.R. Horton an extended build-out horizon in the community.

Shares of D.R. Horton, Inc. (NYSE: DHI) traded at $138.34 in recent activity, up 0.32% from the prior close of $137.89, valuing the residential construction company at approximately $38.6 billion. The stock’s modest move reflects the steady tone in homebuilder equities as the sector continues to navigate elevated mortgage rates and constrained resale inventory that has pushed many buyers toward new construction.

Neither the purchase price of the lot transaction nor expected construction timelines were disclosed in the announcement. The deal was reported by KTAR News 92.3 FM.

What to watch

  • D.R. Horton’s upcoming quarterly earnings report, which typically includes updates on homes in inventory, lots controlled, and land purchase commitments.
  • Any announcements regarding new phases or model openings within the Lucero village at Estrella.
  • Broader Phoenix-area new-home permitting and absorption data as indicators of West Valley demand.
