Data Center Supply Chain Demand Drives Record-Breaking 935,000-Square-Foot Industrial Lease in Stafford, Va.

Electrical contractor and manufacturer J.E. Richards has committed to the full 935,000 square feet at 211 Centreport Parkway in Stafford, Va., a property also known as Capitol 95 Logistics and owned by Flint Development. According to JLL, which represented the landlord, the 10-year deal is the largest industrial lease ever recorded between the Metro D.C. and D.C.-Richmond corridors.

The tenant plans to deploy as many as 500 workers at the site producing components and other hardware for data centers — a segment that brokers say is reshaping industrial demand across the region.

Asking rent for the deal was not disclosed. For context, CBRE pegged Northern Virginia’s average industrial asking rent at $17.41 per square foot in the second quarter of 2026.

A Data Center–Driven Market Shift

JLL’s John Dettleff, who negotiated for Flint Development, said large-scale industrial leasing of 250,000 square feet or more has accelerated notably across the corridor over the past year, with demand increasingly coming from companies serving the data center industry, including specialized manufacturers. He added that the Centreport Parkway submarket, once a hub for regional distribution, has evolved into “main-on-main” industrial space within one of the region’s newest data center markets.

The lease’s scale underscores how thin the market has become: the entire D.C.-Richmond industrial market logged roughly 1 million square feet of leasing in the second quarter — itself a 55 percent year-over-year jump, per CBRE. The next-largest Northern Virginia deal of the quarter, office supply firm Guernsey’s 61,000-square-foot renewal at 45070 Old Ox Road in Dulles, was a fraction of the size.

NAI Michael’s Michael DiMeglio and Michael Isen represented J.E. Richards in the transaction; the brokerage did not immediately respond to a request for comment.

The deal touches two publicly traded real estate services firms: JLL, which advised the landlord, and CBRE, whose market research contextualized the transaction. JLL shares closed at $342.83, down 1.18 percent, while CBRE finished at $140.90, up 0.28 percent, in recent trading.
